Roll-off dumpster rental is a logistics business. Every can is inventory sitting on someone's driveway, and every day it sits past the rental period is money you should be billing. Your trucks shuttle between drops, swaps, pickups and the landfill, and the scale ticket decides whether you made money on the haul. The software that fits this business tracks cans, not just jobs. AI helps with routing and with the customer messages that prevent fights over what went in the box.
A dispatch day
- 6:00 a.m.: the dispatcher opens the map. Fourteen stops: six drops, four swaps, four pickups. Two 20-yard cans are overdue, out 12 days on a 7-day rental.
- 6:15: routing groups the stops by area and plans landfill runs between swaps. Driver one gets the east side.
- 7:30: first drop. The driver photographs the can placement on boards, with the street and the driveway in frame, and marks it delivered in the app.
- 9:40: a swap at a roofing job. The full can goes to the landfill. Scale ticket: 3.4 tons on a 2-ton allowance. Ticket photo attached.
- 11:00: a homeowner books a 15-yard online for Saturday, picks the placement, reads the prohibited items list and pays.
- 2:30 p.m.: the overdue cans get an automatic text with the daily rate and a "schedule pickup" link. One customer books pickup for tomorrow.
- 4:30: the office bills the roofing overage with the ticket photo, and uses ChatGPT to draft a polite note to a customer who put a mattress and paint cans in their box.
Roll-off software and fees
| Tool | What it does | Price (Oct 2026) |
|---|---|---|
| Docket | Roll-off dispatch, can tracking, driver app, online ordering, billing, QuickBooks Online; IronRouteAI on Pro Plus | Per-truck tiers, price on request, plus a one-time implementation fee. Cards 3.0% + 30¢ (Grow) or 2.8% + 30¢; ACH 1%. 500 texts/mo on Grow, 1,000 on Pro |
| ServiceCore | Waste and portable toilet operations, routing, billing | Demo-only pricing, annual contract, 6 to 12 week setup |
| Jobber | Simple booking, quotes, invoices and payments for very small haulers | Core $29/mo annually ($49 monthly); Connect $99 |
| Quo | Business line and shared texting for the office | $15/user/mo annually ($19 monthly) |
| QuickBooks Online | Books and accounts receivable for contractor accounts | Simple Start $38/mo (intro discounts common) |
| ChatGPT | Prohibited items pages, overage notes, review replies | Free; Plus $20/mo |
Docket and ServiceCore do not list subscription prices. A $55 a month figure appears on some directory listings for Docket, but it conflicts with Docket's own per-truck model, so we would not plan around it.
What you will really spend
Because the roll-off platforms hide prices, cost math here is about the parts you can see.
One truck, 30 cans. Jobber Core at $29, Quo at $15, QuickBooks Online at $38, ChatGPT free. About $80 a month, plus a spreadsheet or map for can locations. Fine to start, painful by can number 40.
Three trucks, 120 cans. This is where Docket makes sense. Ask for the per-truck rate and the implementation fee in writing. Then look at payments: on $60,000 a month in card payments, the difference between 3.0% and 2.8% is $120 a month. That can make the higher tier cheaper in practice.
Eight or more trucks, mixed roll-off and commercial. Docket Pro Plus or ServiceCore. AI routing and telematics integrations start paying for themselves when a dispatcher is juggling 50 stops and two landfills with different hours.
The number that matters most: overdue days. If 15 percent of rentals run three days over at $10 a day, and your 120 cans turn about three times a month, unbilled extensions come to roughly $1,600 a month left on driveways.
Setting up cans, prices and texts
- Number every can and enter its size and condition. Put a sticker on the can that matches the number.
- Set your price list: size, rental days included, weight allowance, per-ton overage, daily extension rate, and fees for prohibited items.
- Write a clear prohibited items list. Batteries, tires, paint, mattresses and appliances are common examples, but check your landfill and local rules.
- Set up online ordering with a placement note, a driveway damage disclaimer and a permit reminder for street placement.
- Require drivers to photograph every drop and every pickup, and to attach every scale ticket.
- Turn on automatic texts for delivery day, the day before rental end, and overdue days.
- Set up contractor accounts with terms, so roofers and remodelers can call in swaps without paying each time.
Where AI is useful for a hauler
Routing is the obvious one, and it is real. Ordering drops, swaps and landfill runs is a puzzle that software solves better than a tired dispatcher at 6 a.m., especially with landfill hours and truck types in the mix.
Customer messages prevent most disputes. A short, friendly text at delivery listing what cannot go in the box, plus a note that weight over the allowance is billed per ton, saves arguments later. AI drafts these in a minute.
Your website matters more than you would guess. Clear pages on sizes ("a 20-yard fits a one-room remodel or a garage cleanout"), what goes in, and how placement works answer most calls before they happen. Write them with AI, then fix the details for your area.
Reviews are the last piece. Homeowners leave reviews when the driver placed the can carefully and pickup was on time. A review link texted after pickup gets you a steady flow.
Which way we would go
Start on Jobber if you have one truck and want to spend almost nothing, but plan to move. Once you hit two or three trucks, get a Docket demo. It is built for roll-off, the bottom tier already includes dispatch, the driver app, texting, billing and QuickBooks Online, and its published payment rates make total cost easier to compare than most. Ask hard questions about contract length, price increases and data export before signing. ServiceCore is the same company's broader platform and suits haulers who also run portable toilets.
What hurts
Not being able to see the price before a sales call is a real problem, and it makes comparison shopping slow. Docket is owned by ServiceCore, and one review site reports that its terms allow a price increase every twelve months, so read the order form and terms closely. Built-in payment processing can cost more than the subscription for busy haulers. AI routing is only as good as your can data; if drivers do not mark drops and pickups, the map is wrong. And online booking brings in people who have never rented a dumpster, so expect more questions about placement and permits.

FAQ
What software do roll-off dumpster companies use?
Docket is the best-known roll-off platform for small and mid-size haulers. It sells per-truck tiers called Grow, Pro and Pro Plus with a one-time implementation fee, and does not publish the subscription price. It does publish payment rates: 3.0% plus 30 cents on Grow and 2.8% plus 30 cents on the higher tiers, with ACH at 1%.
Can I run a dumpster business on Jobber?
For one truck and a couple dozen cans, yes. Jobber handles bookings, invoices and payments for $29 a month billed annually on Core. It does not track where each can is sitting or how many days it has been out, so you will need a spreadsheet or map for that. Most haulers outgrow it around the second truck.
How do I charge for weight overages?
Include a weight allowance in each size, such as 2 tons in a 20-yard, and a per-ton rate above it. Attach the scale ticket photo to the invoice when you bill the overage. Customers argue less when they can see the ticket.
Should customers be able to book online?
Yes. Many dumpster customers are homeowners doing a weekend cleanout who want to pick a size, a date and pay without calling. An online cart with sizes, prices, allowed items and a placement note captures those orders at night, when most people are planning their projects.
Can AI help with dumpster routes?
Route tools are getting better at ordering drops, swaps and pickups around landfill hours. Docket's top tier includes IronRouteAI for route creation. For a one-truck operation, a dispatcher with a map still does fine, but routing starts paying off once you have three or more trucks.
